Most new homes in Johor Bahru are priced below the RM1 million minimum that applies to most foreign buyers in Johor. This page sorts my project fact sheets into the ones that can work for you, so you don’t waste time on units you can’t buy.

The rules in 30 seconds
- Minimum price: RM1 million for most residential property bought by foreigners in Johor. Some new developer units in Medini have had different rules; confirm the current position for the exact unit.
- Off limits: Malay reserve land, units set aside for Bumiputera buyers, low-cost and affordable housing schemes, and agricultural land.
- State consent: every foreign purchase needs Johor state approval. Since 1 July 2025 the fee is 3% of the price, with a minimum of RM30,000 (PTG Johor Circular 1/2025).
- Stamp duty: a flat 8% on residential transfers to foreigners from 1 January 2026; 4% for commercial property.
- Selling later: real property gains tax for foreigners is 30% on gains within 5 years and 10% after that.
