What to check on a shop
Ground floor or upper floor
Ground-floor shops ask far more than upper floors in the same row. Compare like with like.
Existing tenancy
If the shop is let, ask for the tenancy agreement, the rent, the expiry date and the deposit before you price the deal.
Title and use
Check the title category and the express condition allow your business, and the council licence your trade needs.
Footfall and parking
Visit at the hours your customers would come, and check parking and loading rules on the street.

Can a foreigner buy a shop lot in Malaysia?
Usually yes, with state consent and above the state’s minimum price for commercial property. Bumiputera lots are not open to foreigners. Send me the reference and I will check the unit.

Is there service tax on shop rent?
