Market notes

Johor: Grade A office rents in Johor Bahru were reported at about RM5 psf, up from about RM3 (Olive Tree Property Consultants via EdgeProp, March 2026).
Selangor: Not enough Selangor office rent listings were captured to give a range.
Kuala Lumpur: Knight Frank and JLL use different building samples, so their vacancy figures are not directly comparable.
Perak: Ipoh shop-office rentals on iProperty are listed as 'Shop/Office'; the same units are commonly used as offices. No separate office-unit data was gathered.
Labuan: Small serviced office suites show high psf rents because of their small size; they are not comparable with conventional office floor space.

Grade and building

Grade A towers charge more rent and service charges than older strata offices. Ask for the service charge per square foot and what it covers.

Fit-out

Check whether the unit is bare, partly fitted or fully fitted, and who owns the fit-out at the end of a tenancy.

Parking and access

Ask how many parking bays come with the unit, the cost of extra bays, and the building’s access hours.

Vacancy

Where vacancy is high, owners often agree rent-free months or lower rents. The notes on this page show recent occupancy reports.
