Frequently asked questions

What is a good rental yield in Malaysia?

It depends on the area and the building. Use recorded rents for the same building, not the developer’s projection, and compare the net yield after fees and empty months rather than the gross figure.

What costs should I include?

Maintenance fee and sinking fund, quit rent and assessment, fire insurance, repairs, an agent’s fee when you find a new tenant, and a month or two without a tenant each year.

Is rental income taxed?

Yes. Malaysian residents add net rental income to their other income. Non-resident individuals are taxed at a flat 30% on Malaysian rental income. Ask a tax adviser for your case.

Where do I find real rents for a building?

Each project page on this site lists recorded or asking rents with the source and date. Send me the building and I will pull current rents.

Want rents you can rely on?

Send me the building. I will pull recorded and current asking rents, and how long units stay empty there.
