MM2H questions, by topic
The basics
What is MM2H?
Malaysia My Second Home is a long-stay pass for foreigners, run by the Ministry of Tourism (MOTAC) with the Immigration Department. Sabah and Sarawak run their own versions.
Which categories are there?
Federal: Silver, Gold, Platinum and SEZ/SFZ (Johor). State: Sabah MM2H and Sarawak S-MM2H. See the overview.
Who can apply?
Citizens of countries with diplomatic relations with Malaysia. Federal tiers start at 25 (SEZ/SFZ at 21), Sabah at 25 and Sarawak at 30.
Does MM2H give permanent residence or citizenship?
No. New participants are not eligible for PR through MM2H, and it does not give citizenship.
Do I need an agent?
Federal applications are submitted through a MOTAC-licensed MM2H agent; Sabah and Sarawak use their own registered agents. I coordinate this for you.
Money
How much is the fixed deposit?
Silver USD150,000, Gold USD500,000, Platinum USD1 million, SEZ/SFZ USD65,000 (USD32,000 from 50). Sabah Silver RM500,000; Sarawak RM500,000.
Can I take money out of the deposit?
Federal: up to 50% after approval for a home, education, medical or tourism in Malaysia. Sabah: up to 50% after one year.
Is there still an offshore income test?
Not for the federal categories. Sabah Silver asks for RM10,000 a month (RM15,000 with dependants).
What fees do I pay?
Federal participating fees are RM1,000 (Silver and SEZ/SFZ), RM3,000 (Gold) and RM200,000 (Platinum), plus processing, pass and visa fees and your agent’s fee. Sabah charges RM3,000 to process; Sarawak RM5,000.
The home
Must I buy a home?
Yes for Silver, Gold, Platinum, SEZ/SFZ and Sabah. Sarawak does not make it compulsory.
What is the minimum price?
RM600,000 (Silver), RM1 million (Gold), RM2 million (Platinum); SEZ/SFZ follows Johor state policy. The state’s own foreign-buyer minimum also applies, generally RM1 million in Johor and Kuala Lumpur.
When can I sell?
Not for 10 years, though you can upgrade to a dearer home. In Sabah you may sell after 5 years if you buy one of equal or higher value.
What taxes apply?
A flat 8% stamp duty on the transfer for non-citizens from 1 January 2026, plus 0.5% on any loan. On a sale, RPGT is 30% within five years and 10% from year six.
Can I get a home loan?
Malaysian banks do lend to MM2H participants, often up to about 70% of the price. Try the loan calculator.
Living here
How long must I stay each year?
Federal: 90 days a year for principals aged 25 to 49 (21 to 49 for SEZ/SFZ), which dependants can help meet. Sabah and Sarawak: 30 days a year in the state.
Who can I bring?
Spouse, children under 21, single non-working children aged 21 to 34, children with disabilities of any age, and parents or parents-in-law (federal). Platinum may add a foreign domestic helper.
Can my children go to school?
Yes. Dependants can study up to tertiary level at government-recognised schools and universities.
Can I work?
Only Platinum participants may work or run a business. Other categories do not allow it.
Applying through Jason
Can I apply through you?
Yes. Use the enquiry form on any MM2H page or WhatsApp me. I check the category, coordinate the application with a licensed MM2H agent and help you buy the home.
How long does it take?
It depends on your documents and the authorities. Sarawak quotes about 90 working days; federal approvals typically take several months. Incomplete files cause most delays.
