4 things to check on any JB new launch
Valid advertising permit
Every project here shows its KPKT advertising and sales permit on its own page. Ask to see the permit and check its expiry date before you pay a booking fee.
Keys date in the SPA
The keys (vacant possession) date in the sale and purchase agreement is what the developer must meet: 24 months for landed homes and 36 months for strata units under the standard SPA forms, with late-delivery damages if it slips.
Progressive payments
You pay by construction stage, not all at once. Your loan is released in stages too, so interest starts small and grows as the building rises.
Foreign buyers in Johor
Foreigners generally need a price of at least RM1 million, Johor state consent and a consent levy, and pay 8% stamp duty from 1 January 2026. Bumiputera lots are closed to foreigners.
