Why this address
Four things buyers weigh in Bandar Dato’ Onn
A large, planned freehold township with its own highway exit. Here is the case, and the catch.
Its own highway interchange
JLand and PropertyGuru note a dedicated Bandar Dato’ Onn interchange on the North–South Expressway, with access to the Eastern Dispersal Link.
Mall, hospital and schools nearby
PropertyGuru lists AEON Mall Bandar Dato’ Onn, KPJ Bandar Dato’ Onn Specialist Hospital, Fairview International School and SMK Bandar Dato Onn.
A linear park through the town
JLand describes a 5 km linear park with walking and cycling paths linking the neighbourhoods, with landscaping by Made Wijaya.
What to weigh: a township still being built
JLand says about 522 acres are still undeveloped, and Asia Property Awards puts the master plan’s horizon at about 2040, so expect construction and new supply. We found no township-wide transacted figure; check recorded prices for your neighbourhood.

The recorded numbers
The price numbers
Recorded sales and asking prices are different things. Transacted figures come from deals recorded with the government valuation department; asking figures are what owners or the developer are listing at.
| Measure | Figure | Source and date |
|---|---|---|
| Transacted price township | No township-wide figure found | Checked EdgeProp, Oct 2026 |
| Asking price Perjiranan 8, 2-storey terraces | From about RM676,100 · 16 listings | PropertyGuru building page, Oct 2026 |
| Asking rent Perjiranan 8, whole houses | From about RM2,200 a month · 12 listings | PropertyGuru building page, Oct 2026 |
We did not find a reliable transacted figure for the township as a whole; EdgeProp’s neighbourhood pages had no usable data in October 2026. The sale and rent rows are asking prices for the completed Perjiranan 8 terraces on PropertyGuru in October 2026, not transactions.

Is it for you?
Which kind of buyer are you?
The same building suits different people for different reasons. Pick the line that sounds like you.
🏠 Living here yourself
Ask me which stacks get the better view and the least afternoon sun; that changes the price more than the floor.
💰 Buying to rent out
Compare the recorded rents in "The price numbers" above with the instalment on your loan. Smaller layouts usually rent faster; larger ones hold tenants longer.
👨👩👧 Family with children
Check the school and clinic distances in the location section, the number of car parks per unit and how busy the lifts are at 7.30 am.
✈️ Buying from overseas
Foreigners can only buy above the state minimum price (RM1 million in Johor) and pay 8% stamp duty from 2026. Ask me which units here qualify before you shortlist.
Straight talk
What I will not hide from you
Every project has trade-offs. These are the ones I would want to know before paying a deposit.
- ⚠️ A newer project, so many owners are renting out at the same time. Expect competition for tenants for the first few years.
- ⚠️ Most asking prices here are below RM1 million, so most units cannot be sold to foreigners in Johor. On resale, your buyers will mainly be locals.
- ⚠️ Asking prices are not sale prices. Compare any offer with the recorded transacted price per sq ft above before you commit.

Frequently asked questions
What types of homes are there?
A mix of landed homes and high-rise apartments. Perjiranan 8, completed in 2023, has double-storey terraces on lots of about 20 by 70 ft (PropertyGuru), and Asia Property Awards gives typical apartment sizes of about 1,000 to 1,600 sq ft.

In Johor a foreign buyer generally needs to pay at least RM1 million per residential property, with state consent from the Johor Land and Mines Office. Bumiputera lots, low-cost and affordable units, Malay Reserve land and single or one-and-a-half-storey terraces are closed to foreigners. Most asking prices seen in Bandar Dato’ Onn are below RM1 million, and some neighbourhoods are affordable housing, so few homes here could qualify. Only a larger house priced at RM1 million or more, not on a Bumiputera lot and not an affordable unit, could.
