How much cash do you need to buy a home in Johor Bahru, and what is the monthly loan in Singapore dollars? Enter the price and your loan, and the calculator adds up the down payment, stamp duty, legal fees and the Johor consent levy for foreigners, in ringgit and in S$.
How the calculator works
- Stamp duty on the transfer: a flat 8% for foreign buyers of residential property from 1 January 2026. Malaysians pay the tiered rates of 1% to 4%, and a Malaysian citizen’s first home up to RM500,000 is exempt. My stamp duty guide works through examples.
- Stamp duty on the loan agreement: 0.5% of the loan.
- Legal fees: the scale for the sale and purchase agreement and the loan agreement (1.25% on the first RM500,000, then 1%, minimum RM500), plus 8% SST on the fees. Disbursements are extra.
- Johor consent levy: foreigners need state consent to buy, with a levy of 3% of the price or RM30,000, whichever is higher. Application fees are extra.
- Monthly instalment: a standard repayment formula. The rate and tenure are yours to set; your bank decides what it offers. Foreign buyers are usually offered 60% to 70%.
- Exchange rate: pre-filled with RM3.19 to S$1, rounded from Bank Negara Malaysia’s rate on 9 October 2026. Change it to today’s rate.
Not included: valuation fees, the state consent application fee, moving costs, furnishing and the first year’s quit rent and assessment. My full buying costs calculator covers other states.
