Why this address
Four things buyers weigh in Bandar Bukit Tinggi
A finished freehold township with a big mall and new rail. Here is the case, and the catch.
AEON Bukit Tinggi in the township
The mall has about one million sq ft of space, with hypermarkets, The Landmark and over 100 restaurants nearby (Wikipedia, StarProperty).
New LRT stations
Bandar Bukit Tinggi station on the Shah Alam line opened on 29 June 2026 beside Jalan Langat, with a second township stop at Klang Jaya.
Freehold landed homes
Most homes are freehold 2-storey terraces; current listings for 1,400–2,580 sq ft terraces ask about RM550,000–980,000 (PropertyGuru).
What to weigh: distance and traffic
The township is about 50 km west of Kuala Lumpur and 30 km from Petaling Jaya, and KESAS is the main road link. Test the drive at peak hour before you buy.

The recorded numbers
The price numbers
Recorded sales and asking prices are different things. Transacted figures come from deals recorded with the government valuation department; asking figures are what owners or the developer are listing at.
| Measure | Figure | Source and date |
|---|---|---|
| Transacted price median, last 48 months | RM446 psf · typical RM351–501 psf | EdgeProp, viewed Oct 2026 |
| Asking price 2-storey terraces | About RM550,000–980,000; e.g. BBT1, 1,980 sq ft, RM598,000 | PropertyGuru listings, Oct 2026 |
| Asking rent 2-storey terraces | About RM1,500–4,500 a month, most RM1,500–2,500 | Mudah listings, Sep–Oct 2026 |
Only the first row is recorded sales, from EdgeProp’s Bandar Bukit Tinggi record. Asking prices and rents were seen in September and October 2026; the PropertyGuru search also includes some nearby Klang listings. EdgeProp puts the implied gross yield at about 3.3%.

Is it for you?
Which kind of buyer are you?
The same building suits different people for different reasons. Pick the line that sounds like you.
🏠 Living here yourself
Ask me which stacks get the better view and the least afternoon sun; that changes the price more than the floor.
💰 Buying to rent out
Compare the recorded rents in "The price numbers" above with the instalment on your loan. Smaller layouts usually rent faster; larger ones hold tenants longer.
👨👩👧 Family with children
Check the school and clinic distances in the location section, the number of car parks per unit and how busy the lifts are at 7.30 am.
✈️ Buying from overseas
Foreigners can only buy above the state minimum price and pay 8% stamp duty from 2026. Ask me which units here qualify before you shortlist.
Straight talk
What I will not hide from you
Every project has trade-offs. These are the ones I would want to know before paying a deposit.
- ⚠️ More than ten years old. Ask for the last AGM minutes and how much maintenance owners still owe; arrears show up as poor upkeep later.
- ⚠️ Landed homes: check the land title, the facing, and whether the house has had extensions that need approved plans.
- ⚠️ Asking prices are not sale prices. Compare any offer with the recorded transacted price per sq ft above before you commit.
