Why this address
Four things buyers weigh at Nigella Park
Very large freehold homes on Forest City’s first island. Here is the case, and the catch.
Unusually large homes
Listed layouts start at about 3,000 sq ft and run past 7,000 sq ft, far larger than the studios and compact units that make up most of Forest City.
Sea-facing and low density
With roughly two homes per floor according to listing descriptions, Nigella Park offers fewer neighbours per lift than the main Forest City towers, and many units face the Johor Strait.
Freehold and completed
Both PropertyGuru and iProperty record freehold tenure, and units are already let and resold, so buyers can inspect the actual home before paying.
What to weigh: a thin, high-priced market
No transacted prices were found on EdgeProp or iProperty, asking rents imply a gross yield of only about 2%, and Forest City’s wider occupancy and the developer’s finances remain open questions. Ask for official transaction records and check the title type before you offer.

The recorded numbers
The price numbers
Recorded sales and asking prices are different things. Transacted figures come from deals recorded with the government valuation department; asking figures are what owners or the developer are listing at.
| Measure | Figure | Source and date |
|---|---|---|
| Transacted price recorded sales | None found | EdgeProp and iProperty, viewed Oct 2026 |
| Asking price for sale, all sizes | About RM3.7m–13.4m · about RM1,219–1,826 psf (11 listings) | PropertyGuru sale listings, Oct 2026 |
| Asking price project page range | From RM3.7m · up to about RM2,202 psf (16 listings) | PropertyGuru project page, Oct 2026 |
| Asking rent about 3,000–4,520 sq ft | About RM5,800–15,000 a month (7 listings) | PropertyGuru rental listings, Oct 2026 |
No transacted prices for Nigella Park were found on EdgeProp or iProperty in October 2026, so every row here is an asking price seen on PropertyGuru that month, not a sale. Using the typical 3,035 sq ft unit, asking rents of about RM5,800–6,500 against asking prices of about RM3.7–3.9m imply a gross yield of roughly 2% (our calculation).

Is it for you?
Which kind of buyer are you?
The same building suits different people for different reasons. Pick the line that sounds like you.
🏠 Living here yourself
Ask me which stacks get the better view and the least afternoon sun; that changes the price more than the floor.
💰 Buying to rent out
Compare the recorded rents in "The price numbers" above with the instalment on your loan. Smaller layouts usually rent faster; larger ones hold tenants longer.
👨👩👧 Family with children
Check the school and clinic distances in the location section, the number of car parks per unit and how busy the lifts are at 7.30 am.
✈️ Buying from overseas
Foreigners can only buy above the state minimum price (RM1 million in Johor) and pay 8% stamp duty from 2026. Ask me which units here qualify before you shortlist.
Straight talk
What I will not hide from you
Every project has trade-offs. These are the ones I would want to know before paying a deposit.
- ⚠️ A newer project, so many owners are renting out at the same time. Expect competition for tenants for the first few years.
- ⚠️ Serviced apartments usually sit on commercial land. Utility tariffs and some loan terms can be less favourable than for a residential title.
- ⚠️ Asking prices are not sale prices. Compare any offer with the recorded transacted price per sq ft above before you commit.

Frequently asked questions
How many units are there and what sizes?
PropertyGuru records about 136 units. Listings show layouts of about 3,014–3,035 sq ft for most homes, with larger units of about 3,854, 4,520–4,542 and 7,337 sq ft, ranging from 3+1 to 5+1 bedrooms. Listing figures are not always consistent, so check the floor area on the title.
Is Nigella Park freehold?
Yes. PropertyGuru and iProperty both record freehold tenure. One listing describes the land as commercial, which is common for serviced residences, so confirm the title type with a search.
Can a foreigner buy here?
In Johor a foreign buyer generally needs a price of at least RM1 million per home, plus state consent and a consent levy of 3% of the price or RM30,000, whichever is higher (since 1 July 2025). Stamp duty on transfers to foreigners is a flat 8% from 1 January 2026, and Bumiputera lots, low-cost and affordable units and Malay Reserve land are closed to foreigners. Every Nigella Park asking price seen in October 2026 was above RM1 million, so the price line is met; the unit still needs state consent and must not sit on a Bumiputera lot. Forest City also lies in the Special Financial Zone, which has its own MM2H category; confirm the current terms with a lawyer.
How much does a unit rent for?
PropertyGuru listings in October 2026 ask about RM5,800 to RM6,500 a month for the common 3,000 sq ft layout, and up to about RM15,000 for 4,520 sq ft units.
Berapa harga Nigella Park?
Tiada rekod transaksi ditemui.
Which schools are near Nigella Park?
On map data, the nearest schools are Forest City International School (~1.3 km), SK Morni Pok (~2.4 km), SK Tg Kupang (~2.6 km). Distances are straight-line from the building.
Is there a train or bus station near Nigella Park?
Map data shows no train or bus station within about 4 km, so most residents drive or use e-hailing.
How much cash do I need to buy at Nigella Park?
For a unit at RM3,700,000,, a Malaysian buyer with a 90% loan needs about RM29,322 before getting the keys, covering the down payment, stamp duty and legal fees. A foreign buyer with a 70% loan needs about RM597,274, before the state consent fee. The full table is in "What buying here costs in 2026".
