Uniciti Alam was developed by Proven Holding Berhad in partnership with Universiti Malaysia Perlis (UniMAP), as housing and services for the university’s Sungai Chuchuh campus.

Under the Perlis Land Rules 2024 the state charges RM500 per title to apply and an ownership fee of 5% of the JPPH valuation, and stamp duty on the transfer of a home is a flat 8% for foreign buyers from 1 January 2026. Units here are listed at about RM195,000, well below that minimum, so they are not open to foreign buyers.
