JB New Launches, October 2026: 10 Projects With Permit Prices and Key Dates

Ten new property projects in Johor Bahru that are under construction and selling in October 2026. For each one you get the price band the developer filed on its advertising permit, how much of it is built and when the keys are due, all from the Ministry of Housing register rather than a brochure. Each name links to the full fact sheet with layouts and floor plans.

This article covers the October 2026 picture. For the full, updated list see new launch property in Johor Bahru (65 projects), new condo launches in Johor Bahru and new house projects in Johor Bahru.

This is a shortlist to compare, not a recommendation. The right project depends on your budget, whether you will live in it or rent it out, and, for foreign buyers, whether the unit clears Johor’s minimum price.

If you are a foreign buyer

Johor generally requires foreigners to pay at least RM1 million per home, and to add state consent, a consent levy of 3% of the price (at least RM30,000) and 8% stamp duty. On this list, every unit at Residensi Arden and almost every unit at UOA Residensi Aethera clears the RM1 million floor. At SkyOne, Causewayz Square, SOHO Sunway Majestic and M Grand Minori only the largest units reach it, and the Mount Austin projects sit below it. Check a specific unit on can a foreigner buy it? and work out the full cost in the buying costs calculator.

How to read these numbers

  • Price band on the permit: the lowest and highest price the developer filed with the Ministry of Housing for its advertising permit. The current price list can differ, so ask for the latest one before you decide.
  • Built: the certified construction progress on the ministry’s Teduh register, read on 30 September 2026.
  • Keys due: the vacant possession date in the sale and purchase agreement.

I update this list every month, adding new launches and taking off projects that have sold out or completed.
