Why this address
Four things buyers weigh at The Haven
A lakeside condominium in Ipoh’s resort corner. Here is the case, and the catch.
A setting few condos have
The towers sit beside a four-acre lake and a 280-million-year-old limestone formation the developer calls Rockhaven, near the Lost World of Tambun and Banjaran hot springs.
Large family layouts
Typical units run from about 958 to 2,840 sq ft, penthouses go past 3,700 sq ft, and each floor has only 5–7 units.
A recorded yield near 5.5%
EdgeProp records a median of about RM467 psf and estimates a gross yield of about 5.5%. Most whole units are listed at RM2,000–3,200 a month.
What to weigh: age and tenure
The towers are more than ten years old and the land is leasehold, so check the remaining lease, the sinking fund and recent repairs before you offer.

The recorded numbers
The price numbers
Recorded sales and asking prices are different things. Transacted figures come from deals recorded with the government valuation department; asking figures are what owners or the developer are listing at.
| Measure | Figure | Source and date |
|---|---|---|
| Transacted price median, last 48 months | RM467 psf · typical RM417–645 psf | EdgeProp, viewed 2 Oct 2026 |
| Launch price 2010–2012 | About RM298–330 psf early; final 100 units from RM600 psf | StarProperty; The Edge, 20 Jul 2012 |
| Asking price for sale | About RM400,000 – RM1,350,000, most RM480,000–700,000 | PropertyGuru listings, Sep 2026 |
| Asking rent whole units | About RM1,700 – RM7,000 a month, most RM2,000–3,200 | PropertyGuru listings, Oct 2026 |
EdgeProp estimates the gross yield at about 5.5%. Listing figures are asking prices, not transactions.

Is it for you?
Which kind of buyer are you?
The same building suits different people for different reasons. Pick the line that sounds like you.
🏠 Living here yourself
Layouts here run from about 958 to 2,840 sq ft. Ask me which stacks get the better view and the least afternoon sun; that changes the price more than the floor.
💰 Buying to rent out
Compare the recorded rents in "The price numbers" above with the instalment on your loan. Smaller layouts usually rent faster; larger ones hold tenants longer.
👨👩👧 Family with children
Check the school and clinic distances in the location section, the number of car parks per unit and how busy the lifts are at 7.30 am.
✈️ Buying from overseas
Foreigners can only buy above the state minimum price and pay 8% stamp duty from 2026. Ask me which units here qualify before you shortlist.
Straight talk
What I will not hide from you
Every project has trade-offs. These are the ones I would want to know before paying a deposit.
- ⚠️ More than ten years old. Ask for the last AGM minutes and how much maintenance owners still owe; arrears show up as poor upkeep later.
- ⚠️ Leasehold title. Check how many years remain on the lease; banks lend less, and buyers pay less, as the lease gets shorter.
- ⚠️ Serviced apartments usually sit on commercial land. Utility tariffs and some loan terms can be less favourable than for a residential title.
- ⚠️ Asking prices are not sale prices. Compare any offer with the recorded transacted price per sq ft above before you commit.

Frequently asked questions
Is The Haven freehold?
No. It is leasehold. The remaining lease term is not published, so check the title before you buy.
How big are the units?
Typical units run from about 958 to 2,840 sq ft, and penthouses from 3,743 to 4,345 sq ft. Two-, three- and three-plus-one-bedroom layouts are the most common on the market.
How much does it rent for?
Whole units are listed at about RM1,700 to RM7,000 a month, with most between RM2,000 and RM3,200 (PropertyGuru, October 2026).
Can a foreigner buy here?
Possibly, but check first. Perak sets foreign-buyer rules by zone, and Ipoh is Zone 1. In the position circulated by the Malaysian Bar in December 2024, foreigners could buy Ipoh homes only direct from a developer (strata from RM500,000) and subsale purchases were not permitted. Guides published in 2026 report a PTG Perak circular, in force from 4 March 2026, that allows subsale purchases at higher minimums, with a state levy. State consent is needed in every case, and stamp duty on homes is a flat 8% for foreign buyers from 1 January 2026. Confirm with a Perak conveyancing lawyer before you pay a booking fee.
