Pahang property
Pahang offers three quite different markets: Kuantan, the east-coast state capital, where freehold serviced flats sell from about RM200,000; the Genting Highlands and Genting Permai resort belt in Bentong district, under an hour from Kuala Lumpur; and the older hill station of Cameron Highlands. The six completed projects below run from student-area studios in Kuantan to highland penthouses above RM1 million. Foreign buyers need a price of RM1 million or more, state EXCO approval and a state levy.

Foreign buyers
The rules for foreigners buying in Pahang
Pahang has its own rules, set by the state. Confirm the current position with a lawyer in Pahang before you pay a booking fee.
| Rule | What it means |
|---|---|
| Minimum price, residential: RM1 million | Foreigners may buy residential property in Pahang only at RM1,000,000 or more (Bar Council table, as at October 2024). |
| Commercial property: not permitted | The same table lists commercial property in Pahang as not permitted for foreign buyers. |
| State EXCO approval and a levy | Every acquisition by a foreigner needs approval from the state executive council, and a levy is payable. The table does not publish the levy amount; your lawyer will quote it. |
| No EPU approval for homes at RM1 million or more | Residential purchases at RM1 million and above need only state consent, not Economic Planning Unit approval. |
| Land law: National Land Code | Pahang is a Peninsular state, so the National Land Code 1965 applies; foreign acquisitions are governed by its Part 33A. |
| Land closed to foreigners | Malay reserve land, units allocated to Bumiputera buyers, and low-cost and low-medium-cost homes cannot be bought by foreigners. |
| 8% stamp duty on homes from 1 January 2026 | Federal rule: transfers of residential property to non-citizens and foreign companies (not permanent residents) pay a flat 8% stamp duty, up from 4%. |

Buying, selling or renting
The steps and costs
Stamp duty, legal fees and RPGT are federal and work the same in Pahang as elsewhere in Malaysia. Read buying a subsale property, selling your property and renting out a property, and use the buying costs calculator for your own numbers. Foreign-buyer rules are the part that differs by state, so they are set out above.
