A freehold city-centre phase in an estate that is already partly lived in. Here is the case, and the catch.
Part of an estate that already exists
Veranda Residences Phase 1 and Trellis Residences, 1,951 units in all, are completed on the same 18.68-acre MBW City site, so buyers can see the neighbourhood before committing.
Freehold, at an entry price for the city
The permit band runs from RM407,000 for a 435 sq ft one-bedroom to RM789,000 for the largest three-bedroom layouts.
On the ring road to the Causeway
The developer puts the JB CIQ and JB Sentral about 4.5 km away and the future RTS Link station at Bukit Chagar about 4 km away.
What to weigh: completion, eligibility and supply
Keys are expected in December 2027 and the ministry’s progress figures could not be checked, so confirm progress and the SPA date before you sign. Foreigners cannot buy, as every unit is priced under RM1 million. MBW City alone adds 2,445 units across this phase and Veranda Residences Phase 2, on top of 1,302 recently completed Trellis units next door, so compare likely rents with what is already on the market.

MB World’s permit page gives December 2027 for all four towers. The ministry’s progress figures could not be checked, so ask for the latest progress certificate and check the completion date in your SPA, which is the date that counts for late delivery claims.
Can foreigners buy at Avenue Residences?
In Johor a foreign buyer generally needs to pay at least RM1 million for a residential property, with state consent. Since 1 July 2025 Johor charges foreign buyers a consent levy of 3% of the price or RM30,000, whichever is higher, and stamp duty on transfers to foreigners is a flat 8% from 1 January 2026. Bumiputera lots, low-cost and affordable units and Malay Reserve land are closed to foreigners. Here the highest price on the permit is RM789,000, so no unit reaches the RM1 million minimum.
