KSL Lakeview vs Mandolin Residence vs Daya 1

Three freehold serviced-apartment launches in the Tebrau corridor with permit prices starting below RM500,000 and keys due between mid-2029 and early 2030. They suit local buyers and investors looking for a lower entry price than the city centre; none clears the RM1 million line for foreign buyers.

Who each suits

How the projects differ

KSL Lakeview @ Ponderosa

The lowest entry price on the permit (from RM289,500) and the most units. Suits first-time buyers and investors who want the smallest outlay.

Mandolin Residence

Next to Maple International School and close to AEON Tebrau City and IKEA, with layouts up to 1,017 sq ft. Suits families who want schools and shops nearby.

Daya 1 Residences

Keys due first, in June 2029, with facilities that include a 50 m lap pool and pickleball court. Suits buyers who want the earliest handover.

Before you choose

What to check

  • Compare price per square foot on the same layout size.
  • Check the developer’s current price list against the permit band: asking prices for Mandolin units on the portals are below its permit band.
  • Look at the drive to your workplace or the Causeway at the hour you would travel: the Tebrau Highway is busy at peak times.
  • Foreign buyers: units here are below Johor’s RM1 million minimum, so these projects generally suit Malaysian buyers.
