Why this address
Four things buyers weigh at Cyberia SmartHomes
Freehold space at a low price per square foot, in an older estate. Here is the case, and the catch.
Walk to Multimedia University
PropertyGuru and StarProperty place MMU within walking distance, with Limkokwing University about 3.2 km away.
Space for the money
3-bedroom condo units of about 1,000–1,066 sq ft were listed at about RM208,000–399,000 in August 2026; PropertyGuru put the average 3-bedroom asking psf about 31% below the Cyberjaya average.
Low density, freehold
1,560 homes on 30 acres, with a clubhouse, pool, sauna and tennis courts, on freehold land.
What to weigh: a building from 2002
The estate is more than 20 years old, the nearest rail link is the Putrajaya and Cyberjaya ERL station about 8 km away, and maintenance figures differ between sources. Inspect the block and ask for recent accounts.

The recorded numbers
The price numbers
Recorded sales and asking prices are different things. Transacted figures come from deals recorded with the government valuation department; asking figures are what owners or the developer are listing at.
| Measure | Figure | Source and date |
|---|---|---|
| Transacted price 2016, condo units 900–1,163 sq ft | RM240,000–370,000 | StarProperty review |
| Transacted price average, 2024 (2023: RM221 psf) | About RM197 psf · average RM329,000 | EdgeProp deal report, Jan 2026 |
| Asking price 3 bed condo, about 1,000–1,066 sq ft | RM208,000–399,000 · about RM162–380 psf | PropertyGuru listings, Aug 2026 |
| Asking rent whole units | About RM1,400–1,850 a month | PropertyGuru listings, Sep–Oct 2026 |
Transacted rows are recorded sales. EdgeProp’s 2023–2024 averages were published with a town-villa sale (1,658 sq ft at RM330,000 in September 2025), and it is not clear whether they also cover the condominium units. Asking rows are listing prices seen in August–October 2026, not transactions.

Is it for you?
Which kind of buyer are you?
The same building suits different people for different reasons. Pick the line that sounds like you.
🏠 Living here yourself
Layouts here run from about 1,024 to 2,250 sq ft. Ask me which stacks get the better view and the least afternoon sun; that changes the price more than the floor.
💰 Buying to rent out
Compare the recorded rents in "The price numbers" above with the instalment on your loan. Smaller layouts usually rent faster; larger ones hold tenants longer.
👨👩👧 Family with children
Check the school and clinic distances in the location section, the number of car parks per unit and how busy the lifts are at 7.30 am.
✈️ Buying from overseas
Foreigners can only buy above the state minimum price and pay 8% stamp duty from 2026. Ask me which units here qualify before you shortlist.
Straight talk
What I will not hide from you
Every project has trade-offs. These are the ones I would want to know before paying a deposit.
- ⚠️ An older building (completed 2002). Check the lifts, plumbing, sinking fund balance and any repairs the management has planned.
- ⚠️ Landed homes: check the land title, the facing, and whether the house has had extensions that need approved plans.
- ⚠️ Asking prices are not sale prices. Compare any offer with the recorded transacted price per sq ft above before you commit.
