Why this address
Four things buyers weigh at Jesselton Twin Towers
A landmark address with a 999-year lease. Here is the case for it, and what to check.
The tallest homes in Borneo
At 192 metres and 56 storeys, upper floors look over Likas Bay, the Sabah Golf and Country Club and, on clear days, Mount Kinabalu.
A 999-year lease
The land lease runs 999 years, far longer than the usual 99-year lease, so the remaining term is not a practical worry for today’s buyers.
Two levels of facilities
A 50-metre salt-water pool and gym on the recreation deck, and a Sky Club with sky bar and lounges on Levels 54–55.
What to weigh: a thin sales record
The towers are new and very few resales are recorded yet, so there is no reliable transacted median. About 15–20% of buyers were foreign, so expect competing rental stock.

The recorded numbers
The price numbers
Recorded sales and asking prices are different things. Transacted figures come from deals recorded with the government valuation department; asking figures are what owners or the developer are listing at.
| Measure | Figure | Source and date |
|---|---|---|
| Transacted price last 48 months | Too few recorded sales for a median | EdgeProp, viewed Oct 2026 |
| Launch price developer, 2021 | RM529,000 – RM2.15m; penthouses RM3.95m – RM7.6m | The Edge Malaysia, Jan 2021 |
| Asking price for sale | RM550,000 – RM1.5m · about RM710–1,100 psf | iProperty listings, Oct 2026 |
| Asking rent 1 and 2 bedrooms | RM2,500 – RM3,600 a month | PropertyGuru listings, Oct 2026 |
| Asking rent 3 bedrooms | RM5,000 – RM6,500 a month | PropertyGuru listings, Oct 2026 |
Listing prices are asking prices, not transactions. Ask Jason for any recorded sales in your tower before you make an offer.

Is it for you?
Which kind of buyer are you?
The same building suits different people for different reasons. Pick the line that sounds like you.
🏠 Living here yourself
Layouts here run from about 649 to 3,725 sq ft. Ask me which stacks get the better view and the least afternoon sun; that changes the price more than the floor.
💰 Buying to rent out
Compare the recorded rents in "The price numbers" above with the instalment on your loan. Smaller layouts usually rent faster; larger ones hold tenants longer.
👨👩👧 Family with children
Check the school and clinic distances in the location section, the number of car parks per unit and how busy the lifts are at 7.30 am.
✈️ Buying from overseas
Foreigners can only buy above the state minimum price and pay 8% stamp duty from 2026. Ask me which units here qualify before you shortlist.
Straight talk
What I will not hide from you
Every project has trade-offs. These are the ones I would want to know before paying a deposit.
- ⚠️ A newer project, so many owners are renting out at the same time. Expect competition for tenants for the first few years.
- ⚠️ Leasehold title. Check how many years remain on the lease; banks lend less, and buyers pay less, as the lease gets shorter.
- ⚠️ Asking prices are not sale prices. Compare any offer with the recorded transacted price per sq ft above before you commit.

| Loan amount | RM1,935,000 | RM1,505,000 |
| Stamp duty on transfer (MOT) | RM70,000 | RM172,000 |

| Lawyer, sale agreement (incl. 8% SST) | RM24,570 | RM24,570 |
| Lawyer, loan agreement (incl. 8% SST) | RM22,248 | RM17,604 |
| Cash needed before keys | RM341,493 | RM866,699 |
