The first homes on the new Lido waterfront, managed with Banyan Group. I’d point buyers who want a new, hotel-run building near the Causeway here. Keys are due March 2030, and most of the 1,596 units share the same two-bedroom layout, so resale inside the building could be crowded.

A front-row waterfront address
It is the first phase of a 163-acre reclamation facing Singapore, where Tropicana plans a 2.5 km coastal boardwalk and a 32-acre public park (The Edge, Nov 2024).
Hotel-group management
Banyan Group is Tropicana’s partner and will manage the building, which reviewers describe as the first branded residence of its kind in JB.
Causeway and RTS within reach
The Causeway checkpoint and the RTS Link at Bukit Chagar are a short drive away; the developer plans a shuttle to the RTS station, though other projects sit closer to it.
What to weigh: the wait and the supply
Keys are due in March 2030 on the KPKT record, the wider Lido plan will be built out over about 15 years, and about three-quarters of the 1,596 units are the same 667 sq ft two-bedroom layout, so resale competition inside the building could be stiff.

Can foreigners buy Skypark Kepler?
Under Johor’s usual rule a foreign buyer needs a price of at least RM1 million and state consent, pays a consent levy of 3% of the price or RM30,000 (whichever is higher, since 1 July 2025) and pays a flat 8% stamp duty on the transfer from 1 January 2026; Bumiputera lots are closed to foreigners. Most units here are priced below RM1 million. A review and some listings say the project lies in an ‘International Zone’ with a lower RM400,000 floor; we have not seen this in a state notice, so get written confirmation from the developer and the Johor Land and Mines Office before you commit.
