Southkey on the doorstep
MyRumahBaru measures The Mall, Mid Valley Southkey at about 560 m, and press reports place the site inside JB’s so-called Golden Triangle.
Shuttle to the RTS Link
RTS Link Bukit Chagar is about 4 km away via the Tebrau Highway, and the developer’s marketing includes a resident shuttle to the station run by the concierge operator, Peninsula Home.
Freehold, with dual-key layouts
The land is freehold with no encumbrance on the permit page, and press reports list dual-key Type E and Type F units in the Aloft Tower.
What to weigh: the wait, the title and nearby supply
Piling and foundation works were under way in September 2026 (myBina) and completion is not expected until March 2031. The title is reported as commercial, which can affect utility tariffs and maintenance, and most units are below the RM1 million line for foreigners. Southkey and the city centre already have many completed serviced apartment towers competing for tenants.

There are 1,623 serviced apartments in two blocks: 815 in Block A and 808 in Block B. The permit page gives built-up areas of 400 to 945 sq ft; press reports describe six layouts of about 430 to 968 sq ft, from studios to three bedrooms, including dual-key units.
When will it be completed?
The developer’s permit page gives an expected completion of March 2031. In September 2026 the site was at the piling and foundation stage, according to myBina. The completion date in your SPA is the one that counts for late delivery claims.
Can a foreigner buy here?
In Johor a foreign buyer generally needs a purchase price of RM1 million or more per residential property, plus state consent; Bumiputera lots, low-cost and affordable units, Malay Reserve land and single or one-and-a-half-storey terraces are closed to foreigners. Since 1 July 2025 Johor charges foreigners a consent levy of 3% of the price or RM30,000, whichever is higher, and stamp duty on transfers to foreigners is a flat 8% from 1 January 2026. At One Sentosa the permit range is RM507,000 to RM1,128,000, so only the top-priced units in either block reach RM1 million; most units are below it.
