Larger lots than earlier Jasmine phases
Jasmine 3 sits on 20 × 75 ft lots, longer than the 20 × 70 ft lots at Jasmine and the 22 × 70 ft lots at Jasmine 2, with 4 bedrooms and 3 bathrooms.
A township with parks in place
Meridin East is a 1,313-acre freehold township with a 9-acre lake park, a 16.6 km jogging and cycling lane and guarded neighbourhoods; Mah Sing says more than 2,000 homes have been handed over.
Expressway access
The developer puts direct access to the Senai–Desaru Expressway about 2 km away, with Lotus’s Kota Masai about 4 km away.
What to weigh: completion, eligibility and supply
Keys are due in 2028 and progress has not been published, so confirm the SPA date before you book. Most units are priced below RM1 million, so few if any suit foreign buyers. Meridin East keeps releasing similar terraces (Jasmine 2’s 168 homes are due in January 2027 and Allamanda’s 187 in 2026), which adds resale and rental competition.

Mah Sing’s permit page gives March 2028 for Phase 1 and April 2028 for Phase 2. Construction progress has not been published, so confirm the date in your SPA, which is the one that counts for late delivery claims.
Can foreigners buy at Jasmine 3?
In Johor a foreign buyer generally needs to pay at least RM1 million for a residential property, with state consent. Since 1 July 2025 Johor charges foreign buyers a consent levy of 3% of the price or RM30,000, whichever is higher, and stamp duty on transfers to foreigners is a flat 8% from 1 January 2026. Bumiputera lots, low-cost and affordable units, Malay Reserve land and single or one-and-a-half-storey terraces are closed to foreigners. Here the permit prices run from RM811,200 to RM1,166,400, so only the higher-priced homes at RM1 million or more could qualify, and only if they are not Bumiputera lots.
