Why this address
Four things buyers weigh at Spanish Garden
A lakeside township with a train station nearby. Here is the case, and the catch.
Lakes and gardens
20 of the township’s 130 acres are lake water, with tree-lined streets and gardens.
Near the train
Batu Gajah KTM station, on the ETS line, is about 1 km away, and the Simpang Pulai and Gopeng tolls give access to the North-South Expressway.
4 bedrooms throughout
Every design has 4 bedrooms, in single- and double-storey terraces (20′ × 70′ and 22′ × 75′ lots) and bungalows, with arches, balconies and a terrace garden.
What to weigh: distance and data
Ipoh city is about 30 minutes away, the land is leasehold, and the listing gives no usable built-up sizes. Get the floor area from the SPA.

About Team Keris Berhad (TKB)
The Team Keris Berhad (TKB) group markets Spanish Garden as ‘The Lakes’, or Spanish Gardens by the Water, and marks Phases 1 and 2 fully sold; the IQI listing names Keris Properties Holdings Sdn. Bhd. as developer. The Perak state government describes the wider 130-acre Canal City scheme, valued at about RM1.5 billion, as a venture of Team Keris Berhad and Silverland Capacity Sdn Bhd, anchored by the Silverlakes Village Outlet.
Spanish Gardens by The Water takes its design cues from Andalusian architecture in Córdoba, The Star reported in January 2022, with 20 acres of lakes, terrace homes and double-storey shops.

Is it for you?
Which kind of buyer are you?
The same building suits different people for different reasons. Pick the line that sounds like you.
🏠 Living here yourself
Ask me which stacks get the better view and the least afternoon sun; that changes the price more than the floor.
💰 Buying to rent out
Compare the recorded rents in "The price numbers" above with the instalment on your loan. Smaller layouts usually rent faster; larger ones hold tenants longer.
👨👩👧 Family with children
Check the school and clinic distances in the location section, the number of car parks per unit and how busy the lifts are at 7.30 am.
✈️ Buying from overseas
Foreigners can only buy above the state minimum price and pay 8% stamp duty from 2026. Ask me which units here qualify before you shortlist.
Straight talk
What I will not hide from you
Every project has trade-offs. These are the ones I would want to know before paying a deposit.
- ⚠️ Leasehold title. Check how many years remain on the lease; banks lend less, and buyers pay less, as the lease gets shorter.
- ⚠️ Landed homes: check the land title, the facing, and whether the house has had extensions that need approved plans.
- ⚠️ Asking prices are not sale prices. Compare any offer with the recorded transacted price per sq ft above before you commit.
