Why this address

Four things buyers weigh at Lagenda Teluk Intan

A self-contained township on the edge of Teluk Intan. Here is the case, and the catch.

🏫

Schools and a clinic inside

The developer lists its own primary and secondary national schools and a health clinic within the township.

🏊

Township facilities

A swimming pool, gym, football field, futsal and badminton courts, cycling and jogging tracks and a golf driving range are listed.

🛣️

Close to the WCE

The developer puts the West Coast Expressway five minutes away and estimates about 90 minutes to Kuala Lumpur once the highway is complete.

⚖️

What to weigh: leasehold and scale

The land is leasehold, and with thousands of homes across phases, resale competition can be high, and later phases are still being built and sold by the developer. Few listings were live in October 2026 (four for sale, one for rent on PropertyGuru), so price evidence is thin.

The recorded numbers

What units here sell and rent for

Recorded sales and asking prices are different things. Transacted figures come from deals recorded with the government valuation department; asking figures are what owners or the developer are listing at.

These are asking prices on PropertyGuru in October 2026, not recorded sales, and with four sale listings and one rental they are only a pointer. Brickz could not be read and no EdgeProp transacted median was found. The developer list price is the range recorded on IQI; the developer’s own website now lists homes from RM174,000. Ask Jason for recorded sale prices before you offer.

About Lagenda Properties Berhad

Lagenda Properties Berhad is the developer on its own website, which calls Lagenda Teluk Intan the first and largest affordable township in Teluk Intan; the IQI listing names Taraf Nusantara, which appears to be the subsidiary name. The developer says it owns all the commercial property it builds in Lagenda Teluk Intan, so it can manage the tenant mix. Its sales gallery is at Lot 1820, Jalan Changkat Jong.

The township gives residents a mobile app for facility bookings, emergency alerts, notices, bills and parcel collection, and the developer lists 24-hour security and police patrols.

Is it for you?

Which kind of buyer are you?

The same building suits different people for different reasons. Pick the line that sounds like you.

🏠 Living here yourself

Ask me which stacks get the better view and the least afternoon sun; that changes the price more than the floor.

💰 Buying to rent out

Compare the recorded rents in "The price numbers" above with the instalment on your loan. Smaller layouts usually rent faster; larger ones hold tenants longer.

👨‍👩‍👧 Family with children

Check the school and clinic distances in the location section, the number of car parks per unit and how busy the lifts are at 7.30 am.

✈️ Buying from overseas

Foreigners can only buy above the state minimum price and pay 8% stamp duty from 2026. Ask me which units here qualify before you shortlist.

Straight talk

What I will not hide from you

Every project has trade-offs. These are the ones I would want to know before paying a deposit.

  • ⚠️ Leasehold title. Check how many years remain on the lease; banks lend less, and buyers pay less, as the lease gets shorter.
  • ⚠️ Landed homes: check the land title, the facing, and whether the house has had extensions that need approved plans.
  • ⚠️ Asking prices are not sale prices. Compare any offer with the recorded transacted price per sq ft above before you commit.

I work with local families, investors and buyers from Singapore and overseas. If a project is not right for what you need, I will say so; that is usually worth more than the brochure.
