Why this address
Four things buyers weigh at Kingfisher Inanam
A family condominium with a large podium park. Here is the case, and what to weigh.
A big skypark
An 85,000 sq ft landscaped skypark on Level 5 holds a 40-metre vanishing-edge pool, kids’ pool, gym, courts, lawns and over 400 trees.
An established neighbourhood
The developer places it minutes from Inanam’s commercial hub, with schools, banks and shops around, and about 15 minutes to the city centre.
Family layouts
Units are 2+1 bedrooms with 2 bathrooms (the ‘+1’ is often used as a third bedroom), from 865 to 1,160 sq ft.
What to weigh: a large scheme
739 units means plenty of competing listings when you sell or rent; nine were for sale on PropertyGuru in October 2026, at RM300,000 to RM602,000. It is leasehold on IQI and in listings, though PropertyGuru’s project page says freehold, so check the title.

The recorded numbers
What units here sell and rent for
Recorded sales and asking prices are different things. Transacted figures come from deals recorded with the government valuation department; asking figures are what owners or the developer are listing at.
| Measure | Figure | Source and date |
|---|---|---|
| Asking for sale, 9 listings | RM300,000 – RM602,000 · average about RM399 psf | PropertyGuru listings, Aug–Sep 2026 |
| Asking rent a month, 3 listings, 3 bed | RM1,500 – RM1,850 | PropertyGuru listings, Aug–Sep 2026 |
| Developer list price (launch) 2019 price range | RM398,000 – RM680,000 | Daily Express, Aug 2019 |
| Developer list price (launch) on the IQI listing | RM358,000 – RM683,900 | IQI Project Centre, 2026 |
These are asking prices on PropertyGuru listings dated August and September 2026, seen in October 2026, not recorded sales; the high end (around RM550,000–602,000) is well above the rest. No EdgeProp transacted median was found and Brickz could not be read. Developer list prices are launch figures from IQI and a 2019 Daily Express report.

Is it for you?
Which kind of buyer are you?
The same building suits different people for different reasons. Pick the line that sounds like you.
🏠 Living here yourself
Layouts here run from about 865 to 1,160 sq ft. Ask me which stacks get the better view and the least afternoon sun; that changes the price more than the floor.
💰 Buying to rent out
Compare the recorded rents in "The price numbers" above with the instalment on your loan. Smaller layouts usually rent faster; larger ones hold tenants longer.
👨👩👧 Family with children
Check the school and clinic distances in the location section, the number of car parks per unit and how busy the lifts are at 7.30 am.
✈️ Buying from overseas
Foreigners can only buy above the state minimum price and pay 8% stamp duty from 2026. Ask me which units here qualify before you shortlist.
Straight talk
What I will not hide from you
Every project has trade-offs. These are the ones I would want to know before paying a deposit.
- ⚠️ Leasehold title. Check how many years remain on the lease; banks lend less, and buyers pay less, as the lease gets shorter.
- ⚠️ Asking prices are not sale prices. Compare any offer with the recorded transacted price per sq ft above before you commit.
