The developer describes a gated and guarded layout with 2.1 m perimeter fencing, CCTV and facial and number-plate recognition, a 30 ft frontage, a 10 ft side garden and room for up to three cars.
Beside Central Park, inside the township
Sunway’s page puts the homes next to Central Park, with Sunway Big Box Retail Park, Sunway GRID Hub and X Park Sunway Iskandar about 1 km away and Sunway International School about 2 km away.
Every permit price is above RM1 million
The permit range starts at RM1,464,000, so price alone does not rule out a foreign buyer. A Bumiputera lot is still closed to foreigners, and state consent is needed.
What to weigh: completion, land rules and nearby supply
Completion is due in December 2027 and the ministry’s progress figure could not be confirmed, so check the latest certified stage before committing. Foreigners can only take non-Bumiputera lots, with consent, a 3% (minimum RM30,000) levy and 8% stamp duty. Sunway has announced a 70-unit Phase 2 and is also selling Sunway Sakura Residence 2 and Sunway Aviana in the same township, while UEM Sunrise’s Aspira phases at Gerbang Nusajaya add several hundred more landed homes in Iskandar Puteri.

The developer’s permit listing gives an expected completion of December 2027. The ministry’s construction progress figure could not be confirmed in October 2026. The delivery date in your SPA is the one that counts for any late-delivery claim.
Can a foreigner buy at Sunway Maple Residence?
In Johor a foreign buyer generally needs a price of at least RM1 million, state consent from the Johor Land and Mines Office, and cannot buy a Bumiputera lot. Since 1 July 2025 Johor charges a consent levy of 3% of the price or RM30,000, whichever is higher, and stamp duty on a transfer to a foreigner is a flat 8% from 1 January 2026.
