Property Near the RTS Link

Location guide · Updated October 2026

Also in: Bahasa Indonesia

No project has changed how people talk about JB property as much as the RTS Link. Here is what it actually is, and the questions I ask before recommending anything “near the RTS”.

Watch: what nobody tells you about the Johor RTS — the good, the bad and the reality (17 min).

Who benefits most

  • Daily commuters to Singapore, and landlords renting to them, gain the most from a short, predictable crossing.
  • Weekend and part-time residents from Singapore benefit from easier trips.
  • Families, retirees and long-term investors may care more about schools, space, healthcare or price than about the station.

Questions to ask about any “near the RTS” project

  1. How near, really? Is it a walk to Bukit Chagar station, or a drive and a car park? Brochures often say “near” for both.
  2. How much new supply is coming? Many projects are selling the same story. Tenants and future buyers will have plenty of choice.
  3. How much of the price is the RTS premium? Compare the price per square foot with similar projects a little further away.
  4. Can a foreigner buy it? Check the price floor and the project’s foreign quota before you get attached.
  5. What happens if opening is delayed? Make sure the numbers still work without the RTS for the first year or two.

The RTS Link is a real improvement for cross-border life. But the best location is the one that fits who will live in the property, not the one closest to a station.
