How the projects differ
Smaller units
Austin Regency and Palazio have the smallest layouts on record (from about 420–490 sq ft), with the lowest entry prices.
Family sizes
Havona (953–2,312 sq ft) and Austin Suites (up to 1,390 sq ft) have the larger layouts.
Recorded prices
EdgeProp’s 48-month medians run from about RM414 psf (Austin Regency) to RM504 psf (Havona); ARC @ Austin Hills has no recorded median.
Before you choose
What to check
- Recorded medians are for the whole building; a corner unit or a high floor can sell above them.
- Asking rents differ a lot by furnishing: ask what is included before you compare.
- Check the maintenance fee and sinking fund with the management office; most of these buildings do not publish them.
- Foreign buyers: most units here are below Johor’s RM1 million minimum.
