What the calculator assumes
- Stamp duty for Malaysians and PRs: 1% on the first RM100,000, 2% up to RM500,000, 3% up to RM1 million and 4% above that.
- Foreigners: a flat 8% on residential property from 1 January 2026 (Malaysian PRs excluded).
- Loan agreement: 0.5% stamp duty on the loan amount.
- Legal fees: 1.25% on the first RM500,000 and 1% after that (minimum RM500), for both the purchase and the loan, plus 8% SST.
- First-home exemption: Malaysian citizens buying a first home up to RM500,000 pay no stamp duty on the transfer or loan agreement, until 31 December 2027.
For what these costs mean in practice, read Legal fees: you’re paying three, not one and 6 hidden costs nobody tells you about.
