Why this address
Four things buyers weigh in Bukit Indah
A mature freehold township between the city and the Second Link. Here is the case, and the catch.
Malls on the doorstep
StarProperty places AEON, Lotus’s and Giant within a 10 to 20-minute walk, and PropertyGuru lists Columbia Asia and Gleneagles hospitals nearby.
A bus to Singapore
StarProperty notes a direct Causeway Link bus service and about 20 minutes’ drive to the Second Link crossing.
Parks and a settled community
The township has a 20-acre town park and an 8-acre park, and StarProperty puts the population at more than 60,000.
What to weigh: very different homes under one name
Bukit Indah covers single-storey terraces through to link bungalows built over many years. Use EdgeProp or NAPIC sales for your exact house type, not the township average.

The recorded numbers
The price numbers
Recorded sales and asking prices are different things. Transacted figures come from deals recorded with the government valuation department; asking figures are what owners or the developer are listing at.
| Measure | Figure | Source and date |
|---|---|---|
| Transacted price median, last 48 months | RM407 psf · typical RM311–473 psf | EdgeProp project page, Oct 2026 |
| Asking price for sale, all types | About RM311–857 psf | PropertyGuru project page, Oct 2026 |
| Asking rent rooms and whole homes | From about RM600 a month | PropertyGuru project page, Oct 2026 |
| Launch price Orion link bungalows | From RM998,000 | StarProperty property review |
The transacted row is EdgeProp’s record of NAPIC sales over 48 months; EdgeProp puts the implied gross yield at about 5.05%. Sale and rent rows are asking prices seen on PropertyGuru in October 2026 (114 homes for sale and 52 for rent), not transactions.

Is it for you?
Which kind of buyer are you?
The same building suits different people for different reasons. Pick the line that sounds like you.
🏠 Living here yourself
Ask me which stacks get the better view and the least afternoon sun; that changes the price more than the floor.
💰 Buying to rent out
Compare the recorded rents in "The price numbers" above with the instalment on your loan. Smaller layouts usually rent faster; larger ones hold tenants longer.
👨👩👧 Family with children
Check the school and clinic distances in the location section, the number of car parks per unit and how busy the lifts are at 7.30 am.
✈️ Buying from overseas
Foreigners can only buy above the state minimum price (RM1 million in Johor) and pay 8% stamp duty from 2026. Ask me which units here qualify before you shortlist.
Straight talk
What I will not hide from you
Every project has trade-offs. These are the ones I would want to know before paying a deposit.
- ⚠️ An older building (completed 1990). Check the lifts, plumbing, sinking fund balance and any repairs the management has planned.
- ⚠️ Landed homes: check the land title, the facing, and whether the house has had extensions that need approved plans.
- ⚠️ Asking prices are not sale prices. Compare any offer with the recorded transacted price per sq ft above before you commit.
