What to weigh: a small resale pool
With only about 110 units, few sales are recorded and only a handful of units are listed at a time. Sub-sale asking prices of about RM291 to RM325 psf sit well below the developer’s launch list price.

Launch list prices were above that, but sub-sale asking prices in October 2026 started from about RM360,000, so a unit must be bought at RM500,000 or more to qualify. Every foreign purchase needs State Authority consent from PTG Pulau Pinang, a 3% state levy, 8% stamp duty on homes from 1 January 2026, and a three-year hold before resale.
