One question I hear from Singaporean buyers almost every week: can I use my CPF for a JB property? It is worth checking before you plan your budget around it, because the short answer is no.
Your situation is different? Ask me on WhatsApp. I reply myself, usually the same day.
Ask Jason on WhatsAppCPF is for property in Singapore only
CPF Ordinary Account savings can only be used for property in Singapore. The CPF Board is clear that CPF cannot be used to buy property overseas, and there is no exception for Johor Bahru. That means CPF cannot pay:
- The down payment
- The monthly loan instalments
- Legal fees or stamp duty
How Singaporeans actually fund a JB purchase
- Cash savings for the down payment, stamp duty, legal fees and a buffer for the first months of instalments.
- A Malaysian bank loan. Some Malaysian banks lend to Singaporean buyers, usually at a lower margin than for Malaysians. See Malaysian home loans for foreign buyers.
- Proceeds from selling a Singapore property. Remember that when you sell, the CPF you used (plus accrued interest) goes back into your CPF account first. Only the cash left after that is free to use in Malaysia.
HDB owners: check your MOP first
If you own an HDB flat, there is a second layer. During the minimum occupation period (MOP), flat owners, their spouses and occupiers cannot acquire private residential property, and that includes property overseas such as a JB condo. The standard MOP is five years (ten years for Plus and Prime flats), and it counts from the day you collect your keys, not the day you bought.
This catches people out because it is not a Malaysian rule. It is a Singapore rule, and it applies before you even start looking at JB listings.

Budget for foreign buyer costs too
In Malaysia, Singaporeans are foreign buyers. Expect Johor’s minimum price for foreigners, state consent, and, from 1 January 2026, a flat 8% stamp duty on the transfer of residential property. The full picture is in Can foreigners buy property in Malaysia?
