Why this address
Four things buyers weigh at Eaton Residences
KLCC has dozens of towers. These are the reasons this one makes a shortlist, and the one that keeps it off some.
Three minutes to the MRT
Conlay station on the Putrajaya Line is about 175 metres away. Persiaran KLCC MRT and Raja Chulan Monorail are each under ten minutes on foot.
A pool that hangs off Level 51
The infinity lap pool is cantilevered out from the building, with the sky gym on Level 50 and a sky lounge on Level 33A.
From a 1-bedroom to a penthouse
Layouts run from 635 sq ft to 2,982 sq ft, so the building suits a corporate tenant and an owner-occupier family alike.
What to weigh: leasehold
Some freehold towers nearby compete for the same buyer. Leasehold can mean slower resale growth; check the remaining lease and the bank’s view of it.

The recorded numbers
What units here actually sell and rent for
Recorded sales and asking prices are different things. Transacted figures come from deals recorded with the government valuation department and republished by property portals; asking figures are what owners are listing at. Use the first to judge the second.
| Measure | Figure | Source and date |
|---|---|---|
| Transacted price median, last 48 months | RM1,591 psf · typical RM1,549–1,689 psf | EdgeProp, viewed 2 Oct 2026 |
| Asking price for sale | RM1.06m–3.6m · about RM1,200–1,750 psf | PropertyGuru listings, Sep 2026 |
| Asking rent 1 and 2 bedrooms | RM5,300–7,800 a month | PropertyGuru listings, Sep 2026 |
Very few rental listings are live, so treat the rent range as indicative. Ask Jason for the unit-by-unit record for your floor and layout.

About GSH Corporation
GSH Corporation is a Singapore-listed group, and Eaton Residences was its Kuala Lumpur residential launch in 2016, developed through its subsidiary City View Ventures Sdn Bhd.
The building was designed by YTS Architecture. Because the developer is foreign-listed, the after-sales contact today is the building’s management office rather than a local sales gallery, so ask for the management statement and the last financial accounts before you buy.

Is it for you?
Which kind of buyer are you?
The same building suits different people for different reasons. Pick the line that sounds like you.
🏠 Living here yourself
Layouts here run from about 861 to 2,982 sq ft. Ask me which stacks get the better view and the least afternoon sun; that changes the price more than the floor.
💰 Buying to rent out
Compare the recorded rents in "The price numbers" above with the instalment on your loan. Smaller layouts usually rent faster; larger ones hold tenants longer.
👨👩👧 Family with children
Check the school and clinic distances in the location section, the number of car parks per unit and how busy the lifts are at 7.30 am.
✈️ Buying from overseas
Foreigners can only buy above the state minimum price and pay 8% stamp duty from 2026. Ask me which units here qualify before you shortlist.
Straight talk
What I will not hide from you
Every project has trade-offs. These are the ones I would want to know before paying a deposit.
- ⚠️ Leasehold title. Check how many years remain on the lease; banks lend less, and buyers pay less, as the lease gets shorter.
- ⚠️ Asking prices are not sale prices. Compare any offer with the recorded transacted price per sq ft above before you commit.

What buying here costs in 2026

Estimates only. Stamp duty: 1–4% tiers for Malaysians and PRs, 8% flat for foreigners from 1 Jan 2026. Legal fees follow the Solicitors’ Remuneration Order 2023. First-time Malaysian buyers of homes up to RM500,000 may get a stamp duty exemption until 2027. Valuation, disbursements and moving costs are not included.

I work with local families, investors and buyers from overseas. If a unit is not right for what you need, I will say so; that is usually worth more than a brochure.
