What to weigh: completion, consent and supply
Keys are due in December 2027, so you carry construction risk until then. Foreign buyers need state consent and pay the Johor levy. EcoWorld is still selling other landed phases at Eco Spring and next-door Eco Summer, so compare completed semi-Ds on the subsale market too.

EcoWorld gives December 2027 for both phases. Check the completion date in your sale and purchase agreement, which is the date that counts for late-delivery claims.
Can a foreigner buy at Montfield Residences?
In Johor a foreign buyer generally needs to pay at least RM1 million per residential property, with state consent from the Johor Land and Mines Office. Since 1 July 2025 Johor charges foreign buyers a consent levy of 3% of the price or RM30,000, whichever is higher, and stamp duty on transfers to foreigners is a flat 8% from 1 January 2026. Bumiputera lots, low-cost and affordable units, Malay Reserve land and single or one-and-a-half-storey terraces are closed to foreigners. Every unit on the two permits is priced from RM2,530,000, so all units clear the RM1 million line, and these are double-storey semi-Ds. A foreign buyer still needs state consent and cannot buy a Bumiputera lot.
