Why this address

Four things buyers weigh at Ascent Park

Freehold landed homes close to the Second Link, every one priced above Johor’s foreign-buyer floor. Here is the case, and the catch.

🛂

Close to the Second Link

The Star places the township along the Coastal Highway near the Second Link crossing at Tanjung Kupang, and reports dedicated bus routes to the crossing arranged with Handal Indah (Causeway Link). The developer expects many buyers to be Malaysians working in Singapore.

🌳

A central park and green certification

The Star reports a 2-hectare central park, landscaped jogging and cycling trails, more than 10% green space across the township, and GreenRE certification obtained before launch.

🔑

Freehold, with a wide size range

Both permit notices show hak milik kekal (freehold). Built-ups run from about 2,283 sq ft for a two-storey home to about 3,157 sq ft for the largest three-storey layout.

⚖️

What to weigh: completion, land rules and nearby supply

Keys are due in January 2029 and construction progress could not be confirmed, so check the latest certified stage before you commit. Every permit price is above RM1 million, but foreigners can only buy non-Bumiputera lots, with consent, a 3% (minimum RM30,000) levy and 8% stamp duty. The township has two more phases to come, and KSL’s Riveria Garden is also building landed homes in Wawari, so expect construction and competing stock nearby for years.

These are the details the developer must publish under its advertising and sales permit: the phase, the number of homes, the price band filed for the permit and the expected handover date. A brochure price can change; the permit band is what was filed.

Frequently asked questions

When will it be completed?

Both permit notices give an expected completion of January 2029. Construction progress could not be confirmed in October 2026. The delivery date in your SPA is the one that counts for any late-delivery claim.

Can a foreigner buy at Ascent Park?

In Johor a foreign buyer generally needs a price of at least RM1 million, state consent from the Johor Land and Mines Office, and cannot buy a Bumiputera lot, Malay Reserve land or a low-cost or affordable unit. Since 1 July 2025 Johor charges a consent levy of 3% of the price or RM30,000, whichever is higher, and stamp duty on a transfer to a foreigner is a flat 8% from 1 January 2026. Every price on these permits is RM1,122,000 or more, so all units clear the price floor, but only non-Bumiputera lots qualify. Check a unit with Can a foreigner buy it?

What types and prices are there?

Two-storey terraces from RM1,122,000 to RM2,108,000 and three-storey terraces (29 units) from RM1,540,000 to RM2,194,000, according to the developer’s permit notices. Built-ups run from about 2,283 to 3,157 sq ft. Ask Jason for the current price list and floor plans.

Bila Ascent Park siap dan berapa harganya?

Menurut notis permit pemaju, siap dijangka Januari 2029.
