Selling your property in Perak
What you receive depends on the agent fee, legal fee, Real Property Gains Tax and what is still owed to the bank. This guide sets out each cost, the usual timeline and the recorded prices in Perak, so you can price with evidence.

At the SPA the buyer’s lawyer holds back 3% of the price (7% if the seller is not a Malaysian citizen or PR) and pays it to LHDN towards your RPGT. You file the RPGT return within 60 days of the SPA; any balance is refunded.
Perak rules
What applies to foreign buyers and sellers in Perak
State rules as summarised on the Perak property page; confirm the current position with your lawyer before you sign.
Freehold is barred for foreigners
Since September 2023 non-citizens and foreign companies cannot acquire, own, hold or inherit freehold property in Perak, so only leasehold is open to them (Malaysian Bar Circular No 444/2024).
Minimum price set by zone
Perak splits the state into three zones; Zone 1 is Ipoh. In the December 2024 position, Ipoh homes bought direct from a developer needed RM500,000–2 million for strata and RM700,000–2 million for landed; Zone 2 towns RM350,000–900,000 strata and RM500,000–1.5 million landed; Zone 3 RM350,000–750,000 strata and RM300,000–1 million landed. Where in each range a purchase falls depends on the title and tenure.
Subsale: check the 2026 change
The December 2024 position did not permit foreigners to buy residential subsale property in Perak. Guides published in 2026 report PTG Perak Circular No. 01/2026, in force from 4 March 2026, which allows subsale purchases with full title from about RM800,000 (Zone 3 strata) to RM2.5 million (Ipoh landed). We could not read the circular itself.
Levy on approval
Perak charges a levy when consent is granted; Malay Mail reported RM50,700 collected on four MM2H purchases by November 2023. Guides citing the 2026 circular give 1.5% or RM15,000 on a first home and 2% or RM20,000 on a second.
Unit limit
The same 2026 guides report a limit of two residential units, for individuals only. Not yet checked against the circular.
State consent from PTG Perak
Every purchase by a foreigner needs State Authority consent, applied for through your lawyer at the Perak Land and Mines Office (Pejabat Tanah dan Galian Perak).

- Valuation and pricing (1–3 days): recorded prices, an asking price and the agent fee agreed in writing.
- Marketing and viewings (typically 1–3 months, depending on price and condition).
- Offer and earnest deposit (2–3%) from a buyer whose loan eligibility has been checked.
- SPA signed within about 14 days; the buyer pays the balance of the 10% deposit and the RPGT retention is held.

Straight answers
Frequently asked questions
How much RPGT do I pay if I sell in Perak?
RPGT is a federal tax and the same in every state: 30% of the gain within three years, then 20%, 15% and 0% for Malaysian individuals from the sixth year. Foreigners pay 30% within five years and 10% after.
How long does it take to sell a property in Perak?
Marketing usually takes one to three months for a well-priced unit, then about three months from the SPA to completion, longer if the buyer needs state consent.
Can a foreign owner sell to another foreigner?
Yes, if the buyer meets the Perak rules for foreign buyers (Freehold is barred for foreigners) and obtains state consent; check any minimum holding period in the state rules above.
Should I sell or rent out?
It depends on your loan, the rent the unit can achieve, how long you have owned it (RPGT) and whether you need the cash. Jason can compare both for your unit.
