Country Garden Danga Bay in 2026: 5 Things to Know Before Buying

Also in: 中文 · Bahasa Melayu · Bahasa Indonesia

Many people heard about Country Garden Danga Bay years ago, when it was still a launch. In 2026 it is a different proposition: the towers have been finished since 2017, people live there, and you can check the rent, the facilities and the view for yourself before you pay anything. In this video I go through the five things I would look at before buying. Here is the written version.

The development in brief

  • Freehold serviced apartments on the Danga Bay waterfront, off Jalan Skudai.
  • 8,613 units in four phases, in towers of 36 to 56 storeys.
  • Completed in 2017: certificates of completion were issued between September and November 2017.
  • Layouts from about 794 to 1,523 sq ft, two bedrooms up to 3+1.

Full details, the government housing record and recorded prices are on my Country Garden Danga Bay fact sheet.

1. A completed property with a rental market you can check today

With a new launch you are relying on projected rents. Here the units already exist, so you can look at the current rental listings in the same blocks, see how many units are on the market and how long they stay there, and work out a return from today’s numbers rather than a brochure. Be realistic: with more than 8,600 units there is always competition for tenants, so price your rent against what is actually listed.

2. Mature amenities and surroundings

The development has had years to settle in. You can walk the facilities, the commercial areas and the waterfront at different times of day, and see how well the place is kept, before you decide. Ask the management office about the maintenance fee, the sinking fund and whether the unit you like has any arrears.

3. Units from the developer and from owners

Some units may still be available from the developer, alongside units sold by owners on the subsale market. They can differ in price, condition, furnishing and terms. Compare the total cost and exactly what is included, get it in writing, and compare it with similar units sold by owners in the same phase before you choose.

4. Open water views you can see before you buy

The waterfront position is the main reason people shortlist it. Because the towers are built, you can stand in the actual unit and see the view, the orientation and the afternoon sun, instead of relying on an artist’s impression. Check what lies in front of the block: a view is only valuable if it stays open.

5. Reclaimed land: what to check

Parts of the Danga Bay waterfront sit on reclaimed coastal land. That is common for waterfront developments, but it is worth doing your homework rather than relying on what you hear:

  • Ask your lawyer to check the strata title and that the title is issued for the unit.
  • Inspect the common areas and car park for cracks, water seepage and repair work, and ask management what major works have been done or are planned.
  • Check the sinking fund balance: older, larger developments need money for long-term repairs.
  • If you are buying with a loan, the bank’s valuation will also tell you how the market sees the unit today.

So is it worth considering in 2026?

The better question is not whether Country Garden Danga Bay is “good” or “bad”, but what you are getting for the price you are paying today. For some buyers, a completed freehold unit with an existing rental market, mature facilities and a view they can inspect is a sensible alternative to a new launch. For others, the large supply and the age of the building will matter more.

Buying as a foreigner? Check Johor’s minimum price and foreign quota first, as many units here are now priced below that level. Considering it for MM2H? Read what the MM2H rules require before you shortlist.
