An estimate, not a loan offer. Banks assess income type, credit record (CCRIS/CTOS), property value and age. Add stamp duty and legal fees with the buying costs calculator; foreign buyers see home loans for foreigners. If the bank adds an MRTA premium to your loan, see MRTA vs MLTA for what it costs.

Frequently asked questions

How much can I borrow for a home in Malaysia?

Banks usually lend up to 90% of the price on your first and second home loans and up to 70% from your third housing loan, under Bank Negara Malaysia rules. Foreign buyers are often offered 50% to 70%, depending on the bank and their income documents.

What is DSR and what limit do banks use?

DSR (debt service ratio) is your total monthly loan repayments divided by your net monthly income. Each bank sets its own limit; many look for a DSR within about 60% to 70%, sometimes higher for higher incomes.

What interest rate should I use?

Bank Negara kept the Overnight Policy Rate at 2.75% at its September 2026 meeting. Home loan rates are set by each bank above its base rate; check the current offer with two or three banks before you sign.

What is the longest loan tenure?

Up to 35 years, and most banks also cap the tenure at around age 70 of the oldest borrower.

Sources: Bank Negara Malaysia Monetary Policy Statement, 3 September 2026 (OPR 2.75%, reported by The Star); Bank Negara Malaysia macroprudential measures on housing loans (70% loan-to-value cap from the third housing loan, 2010; maximum tenure 35 years, 2013). Checked October 2026.
