Pasir Gudang and Masai Property Guide (2026): Prices, Rents, Jobs and What to Watch

中文 · Bahasa Melayu

This is for anyone weighing up a home in Pasir Gudang or Masai, east of Johor Bahru city: families working in the port and factories, first-time buyers after an affordable landed house, and landlords. The short answer: it is one of the cheaper parts of greater JB for terraces, with recorded subsale prices in the Pasir Gudang postcode centred around RM360,000, and demand rests on local jobs rather than Singapore commuters. The trade-off is living near heavy industry, with a pollution history you should look at with open eyes.

Where Pasir Gudang and Masai are

Pasir Gudang is the port and industrial town on the south-east coast of the Johor Bahru district. Masai sits inland between it and the city. The housing areas buyers usually mean lie along the Pasir Gudang Highway: Kota Masai, Bestari Perdana and Meridin East, Taman Pasir Puteh, Taman Rinting, Megah Ria and Seri Alam.

Permas Jaya, Senibong Cove and Seri Alam have their own page in my Permas Jaya and Senibong guide, so I keep to the wider picture here.

Getting to JB city and Singapore

  • Pasir Gudang Highway (FT17). The main road west through Masai and Permas towards the city. A 10 km stretch from the Bandar Seri Alam/Taman Rinting interchange to Pasir Gudang is being widened from four to six lanes. Bernama reported on 14 May 2026 that it was 83% done with 6.4 km open, the rest due by August and full completion in November 2026. I found no later update confirming the full opening. A further phase, Perling to Kangkar Tebrau, is due in 2028.
  • Senai–Desaru Expressway (E22). It starts at Tanjung Langsat and runs 77 km to Senai and the North–South Expressway, the usual way round to the Second Link.
  • Rail and ART. There is no passenger rail to Pasir Gudang. Johor’s proposed ART puts Tebrau, Skudai and Iskandar Puteri first; in February 2026 Pasir Gudang was only being considered as an extra alignment (Malay Mail). Budget 2027 backed the e-ART without naming routes (EdgeProp, 9 October 2026).
  • RTS Link. Service from Bukit Chagar is now expected in February 2027 (2 October 2026 joint statement, reported by EdgeProp). From here it is a drive or bus ride away.

The job base

  • Johor Port. A 1,000-acre port with 24 berths that handled a record 1.08 million TEUs of containers in 2025 and runs the world’s largest single edible-oil terminal (Bernama via Malay Mail, 7 October 2026).
  • Factories. Malay Mail put the number at over 5,000 in July 2025; its July 2019 report counted 2,005, including at least 250 chemical plants. Reports differ.
  • JS-SEZ. Pasir Gudang is one of the nine flagship zones named in January 2025.
  • New plants. EdgeProp reported on 4 October 2026 a RM1.27 billion Rianlon project in Tanjung Langsat (about 300 jobs, phase one targeted for early 2027) and a RM900 million Singda Superalloy project (over 200 skilled jobs).

CBRE’s Jonathan Lo told EdgeProp that demand here rests on the port and industrial workforce. That matches what I see.

House prices: what has actually sold

Asking prices can run ahead of reality, so I start from recorded subsales. List.my publishes NAPIC/JPPH records by area and postcode; these are medians across property types, 2021 to 2026.

AreaRecorded transactionsMedian price

EdgeProp’s Pasir Gudang area page shows a higher median of RM482,800 (RM345 psf) for its own boundary, with no date range. Reports differ mainly because boundaries differ, so I check recorded sales for the exact street.

Rents

I found no published survey of signed rents here, so these are asking rents. Mudah’s October 2026 page for houses to rent in Masai gives a median of RM1,900 a month. Terraces listed on PropertyGuru in Pasir Gudang between 12 and 16 October 2026 asked RM1,400 to RM2,500, newer Kota Masai units at the top.

Illustration only: a terrace bought at RM400,000 and let at RM1,900 a month brings in RM22,800 a year, a gross yield of about 5.7% before quit rent, assessment, repairs and empty months. Run your own numbers in my rental yield calculator.

The 2019 pollution incidents and what has changed

Any honest guide has to cover 2019. According to Malay Mail’s July 2019 summary:

  • On 7 March 2019, chemical waste was illegally dumped into Sungai Kim Kim. About 4,000 people sought treatment and 111 schools closed.
  • In June 2019 a separate incident around Taman Mawar made students ill and closed schools again; the Menteri Besar said it was unrelated.

What has happened since:

  • From 1 July 2019 no new chemical plants were approved in Pasir Gudang, and the Department of Environment (DOE) began round-the-clock monitoring at 111 schools (Malay Mail, July 2019).
  • In February 2020 a RM6.9 million early-warning air system with 25 detector stations was launched, the first in a Malaysian industrial town (Malay Mail).
  • On 30 November 2023 the Sessions Court fined the lorry driver RM100,000 and the company RM320,000 in total (Malay Mail, December 2023).

I found no published assessment comparing air quality today with 2019. Before buying, check the DOE’s air pollutant index readings, see how close the nearest factories are, and visit at different times of day.

Hospitals and schools

Hospital Pasir Gudang, a government hospital of over 300 beds, began phased operations on 1 August 2025 (Malay Mail). On 5 May 2026 Kosmo reported 14 clinical services running, 157 of 304 beds in use and 41% of posts filled, with full operation targeted for September 2026. For schools, check the zoning for the exact address with the district education office.

Who Pasir Gudang and Masai suit

  • Families working in the port, Tanjung Langsat or the industrial estates.
  • First-time buyers who want a landed home on a modest budget.
  • Landlords happy with local working tenants and modest rents.

It suits daily Causeway commuters less. To see what is on the market, browse my houses for sale in Masai and Pasir Gudang or the new launches in Permas Jaya and Pasir Gudang.
