Who each tier suits

Pick by deposit, pass length and work rights

Silver

Families who want a long-stay base and a home from RM600,000 (RM1 million in Johor and Kuala Lumpur), and are happy to renew every 5 years.

Gold

Buyers who want a 15-year pass without renewals in between and plan a home of RM1 million or more.

Platinum

The only tier that allows business, investment and work in Malaysia, and the only one that lets you bring a foreign domestic helper.

What it costs

Fees and the costs around the home

  • Participating fee: RM1,000 (Silver), RM3,000 (Gold) or RM200,000 (Platinum), one-off per principal.
  • Processing fee: RM5,000 per principal and RM2,500 per dependant, as shown on the MM2H portal overview.
  • Pass fee RM500 a year plus a visa fee of RM0 to RM50, depending on nationality.
  • Licensed agent’s fee: set by the agent; ask for it in writing before you start.
  • Medical check at a panel clinic, and health insurance at renewal.
  • On the home: 8% stamp duty for non-citizens from 1 January 2026, Johor’s 3% state consent levy (at least RM30,000) and legal fees. Work out the buying costs.

The home you must buy

MM2H minimum and state minimum: the higher one applies

  • Buying a home after approval is compulsory. You may withdraw up to half of the deposit to help pay for it.
  • Foreign buyers still need state consent and must meet the state’s own minimum: generally RM1 million in Johor and Kuala Lumpur, RM2 million in Selangor zones 1–2, RM1 million for strata on Penang island.
  • Bumiputera lots, low-cost and affordable homes are not open to foreigners.
  • You cannot sell the MM2H home for 10 years, but you can move up to a dearer one.
  • See Johor projects for foreign buyers, JB condo prices and Can a foreigner buy it?

How it works

Five steps from enquiry to keys

1. Check the fit

Your age, the deposit you can place and your family decide the category. I also check the state minimum price where you want to live.

2. Documents

Passport, good-conduct certificate, proof of funds and family certificates, translated and certified where needed.

3. Submission

A MOTAC-licensed MM2H agent files the application with the MM2H One Stop Centre. I coordinate this with the agent for you.

4. Approval and pass

After conditional approval you place the fixed deposit, do the medical check at a panel clinic and get the pass endorsed.

5. Buy the home

You buy the qualifying home within the period in your approval letter. I shortlist units, check foreign eligibility and work with your lawyer on state consent.

Paperwork

Documents you will usually need

  • Passport copy, all pages, valid long enough for the pass
  • Recent passport photos
  • Certificate of good conduct from your home country (reported as required since 2025)
  • Proof of funds for the fixed deposit, such as recent bank statements
  • Marriage and birth certificates for each dependant, translated into English or Malay and certified
  • A statutory declaration for any child aged 21 to 34 (single and not working)
  • After approval: the bank letter confirming the deposit is under lien, a medical report from a panel clinic and a stamped personal bond
  • Health insurance: required at renewal; your licensed agent confirms if it is needed earlier

Straight answers

Frequently asked questions

Which tier should I choose?

Start from the deposit you can place and the home you want. Silver needs USD150,000 and a home from RM600,000, Gold USD500,000 and RM1 million, Platinum USD1 million and RM2 million. Gold and Platinum give much longer passes (15 and 20 years against 5).

Can I work or run a business on MM2H?

Only Platinum participants may carry on business or investment activities and take up jobs. Silver and Gold do not allow it.

Do I still need to show offshore income?

No. The terms for new participants dropped the offshore income test for every category. The fixed deposit and the home purchase are the financial tests.

Can I buy a RM600,000 home in Johor on Silver?

Usually not. MM2H does not replace state rules, and Johor’s minimum for foreign buyers is generally RM1 million per home, so the higher figure applies. A few zones and developer projects have their own rules; I check the exact unit for you.

Do my dependants’ days count towards the 90-day stay?

Yes. For principals aged 25 to 49, the 90 days a year (cumulative) can be met by the principal and/or dependants. From age 50 there is no minimum stay.

Does MM2H lead to permanent residence or citizenship?

No. The Tourism Minister has said new participants are not eligible for PR through MM2H, and the programme does not give citizenship. It is a long-stay pass you renew.

Send me your details and I reply on WhatsApp. I check which category fits, coordinate the application with a MOTAC-licensed MM2H agent and help you buy the home the programme requires.

This opens WhatsApp with your answers; nothing is stored on this website. The category check is a first guide only: MOTAC, the state programme offices and the Immigration Department decide every application.

Tell me your deposit, family and budget. I match the tier and shortlist homes that meet both minimums.
