Before I became a property agent, I was an insurance agent. That background changed how I look at every property and every portfolio, and there is one gap I just can’t unsee.

When you pass away, your family cannot simply sell a property to cover urgent costs. It sits in your estate until probate or letters of administration are granted, which often takes many months. See what happens without a will.
But the bills keep coming: loan instalments on other units, maintenance fees, quit rent and assessment, legal fees for the estate, and everyday living costs. A property-heavy family can be asset rich and cash poor exactly when it needs cash most, and may be pushed into selling at the wrong time.
How a life policy fills the gap
In Malaysia, when you nominate your spouse, children, or a parent (if you have no spouse or children) on a life policy, the payout is held for them and does not form part of your estate. It does not wait for probate, so it can reach your family in weeks rather than months.
| Property in the estate | Life policy with a family nominee | |
|---|---|---|
| Needs probate first? | Yes | No |
| Typical time to access | Months | Weeks |
| Can pay urgent bills | Not until the estate is sorted | Yes |
Questions to check
- Is each loan protected? MRTA or MLTA can pay off a housing loan if the borrower dies.
- Are your nominations up to date? A policy with no nominee, or a nominee who has passed away, pays into the estate and waits like everything else.
- Is there enough cash cover for your family to run the portfolio for a year without selling in a hurry?
I no longer sell insurance policies. I just can’t unsee the gap. If your wealth is mostly property, speak to a licensed financial adviser about the right cover. Related: Will or trust for multiple properties · Case study: the fifth property
